Fees explained
What you pay,and when
Tenant fees in England are limited by the Tenant Fees Act 2019. This is general guidance, not legal advice.
| Rent | Paid monthly in advance. The advertised rent is the rent you pay: since 1 May 2026, bidding above the advertised rent is banned in England, and no more than one month’s rent can be required in advance. |
| Tenancy deposit | Refundable and capped at five weeks’ rent, or six weeks where the annual rent is £50,000 or more. It is protected in a government-approved scheme. |
| Holding deposit | Refundable in most cases and capped at one week’s rent. It reserves a property while referencing is carried out. |
| Default charges | Only for specific situations, such as late rent or a replacement key, and only as the law allows. |
| Bills | Utilities, council tax, broadband and TV licence are normally paid by the tenant. |

Tenant questions
Before youapply
Send an enquiry from any listing and we will reply with available times, usually within one working day. Evening and weekend viewings can be arranged where the landlord agrees.
In England, agents can only charge permitted payments: rent, a refundable tenancy deposit capped at five weeks’ rent (six weeks if the annual rent is £50,000 or more), a holding deposit capped at one week’s rent, and a small number of default charges. We explain every cost before you commit.
No. Since 1 May 2026, landlords and agents in England cannot invite or accept offers above the advertised rent. The rent shown on a listing is the rent you pay.
Most new residential tenancies in England are now rolling (periodic) tenancies with no fixed end date, and you can leave by giving the notice the law allows. Company and executive lets can be agreed as leases with a term by arrangement.
You can ask. Under the Renters’ Rights Act, landlords in England must not unreasonably refuse a pet request and must respond within 28 days. We will help you put the request together.
Typically photo ID, proof of income or employment, details of your current and previous landlords, and your right-to-rent documents. If you are missing anything, ask us what alternatives we can accept.
